Landlord Fees



Our Fully Managed service is available at 11.5% + VAT with optional extras for an additional fee, as detailed below. 
  • References £125.00 Incl. VAT per person 
  • Tenancy Agreement £120.00 Incl. VAT 
  • Inventory starting from £80.00 Incl. VAT 
  • Check Out starting from £80.00 Incl. VAT 
  • Smoke Alarm test £36.00 Incl. VAT 
  • Property visits on request outside of the Quarterly visit £60.00 Incl. VAT 

Our Tenant Find Only service is available at a set fee of £540.00 Incl. VAT with optional extras for an additional fee, as detailed below.

Tenant Fees



  • Holding Deposit: 1 weeks rent 
  • Deposit: 5 weeks rent 
  • Payment of up to £50.00 (inclusive of VAT) may be charged for a change to the tenancy agreement (with Landlords consent) 
  • Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate. 
  • Payment of £60 (inclusive of VAT), should a Guarantor’s reference fail. 
  • Payment of a maximum of £50.00 (inclusive of VAT) for the reasonably incurred costs for the loss of keys/security devices. 
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy. 
  • During the tenancy, payable to the provider if permitted and applicable: 
  • Utilities - gas, electric, water/ sewerage 
  • Installation of cable/satellite 
  • Subscription to cable/satellite supplier 
  • Television licence 
  • Council Tax 

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
