FULL MANAGEMENT


11.5% + VAT
Referencing £125.00 per Tenant


The lettings Hub, specialist referencing department perform a multitude of checks including adverse credit history, undisclosed addresses, bank validation, financial checks, and landlord references to provide an objective assessment. Additionally, there are some important features, including: -

CIFAS checks (Credit Industry Fraud Avoidance System) – By directly checking the national fraud database, they detect applications where an applicant has either previously committed fraud or has a confirmed case of committed fraud against them.

A check against The Lettings Hub own Default Database. This system highlights whether a tenant may have failed to pay their rent in the past.

Rental up to £1200.00pm - 1 month Rent
Rental £1201.00 or over - 75% of Rent
(the above includes Tenancy Agreement & Referencing)

Tenancy Agreement £125.00
Deposit Protection £100.00

Arranging Gas Safety £80.00

Tenant Fees



  • Holding Deposit: 1 weeks rent 
  • Deposit: 5 weeks rent 
  • Payment of up to £50.00 (inclusive of VAT) may be charged for a change to the tenancy agreement (with Landlords consent) 
  • Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate. 
  • Payment of £60 (inclusive of VAT), should a Guarantor’s reference fail. 
  • Payment of a maximum of £50.00 (inclusive of VAT) for the reasonably incurred costs for the loss of keys/security devices. 
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy. 
  • During the tenancy, payable to the provider if permitted and applicable: 
  • Utilities - gas, electric, water/ sewerage 
  • Installation of cable/satellite 
  • Subscription to cable/satellite supplier 
  • Television licence 
  • Council Tax 

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
