Full colour, digitally enhanced details produced and emailed to our large database of interested applicants seeking accommodation in the area.

Accompanied viewings

Rent Recovery Policy, subject to terms and references.

Organise an independent inventory with an AIIC (Association of Independent Inventory Clerks) registered inventory clerk. (OPTIONAL)

Prepare an Assured Shorthold Tenancy Agreement tailored to your property.

Submit relevant notices within required time frames to ensure compliance. (E.G. Section 21, Section 8, etc.)

Collect first month rent and deposit (6 weeks standard) in advance.

Register deposit with The Tenancy Deposit Scheme (administered by The Dispute Service Limited) within 30 days.

Standing order rent payments required from tenants and internet transfer payments to you.

Monthly statements by post or email.

Quarterly property visits to check for any unreported problems, cleanliness and any tenancy breaches etc.

Deal with any maintenance issues which may arise, the repair and expenditure subject to your approval. The cost of any repairs can be deducted from your rent.

Check out, organise the checking of the inventory and meter readings at the end of the tenancy and account to the tenant for any damages, cleaning etc. And return the deposit subject to the terms and conditions of the Tenancy Deposit Scheme.

International Landlords – We will run you through the Non Resident Landlord process (NRL-1 Form).
